Atlanta's industrial development pipeline continues to remain balanced. Although construction activity has increased from recent lows, the volume of space under development remains well below prior cycle peaks and is more closely aligned with historical absorption trends. As a result, future deliveries are expected to supplement market demand without introducing the level of supply pressure experienced during the recent expansion cycle.
Data Through July 2026
Construction activity continued to recover during the first half of 2026 as developers initiated new projects in response to improving market fundamentals. Even with the increase in groundbreakings, the overall pipeline remains disciplined, reflecting greater selectivity in both project size and location. Most development continues to concentrate within established logistics corridors where long term tenant demand and infrastructure support future occupancy.
Quarterly groundbreakings have increased from the subdued pace recorded throughout much of 2025, indicating renewed developer confidence as market conditions continue to stabilize. The recent increase remains measured relative to previous years, reinforcing the market's transition toward a more sustainable development cycle.
** Groundbreakings include projects approx. 100,000 SF + **
Scheduled deliveries over the next several quarters are distributed across multiple submarkets and project sizes, reducing concentration risk within any single area of Metro Atlanta. Northeast Atlanta and South Atlanta account for a significant share of upcoming development activity, while several large build to suit projects continue to represent an important portion of future supply.
The following projects represent the active 12 MSF industrial development pipeline across Metro Atlanta. The inventory includes speculative and build to suit developments currently under construction and scheduled for delivery through 2027.
